RENTAL VARIATION (Add-In)

 

This module is used to apply Rental variation Criteria to properties. Properties refer to Building, Apartment and Land.  The user is able to operate the form in two modes. 

(1)  Criteria Addition Mode

(2)  Criteria Updating Mode

 

Criteria Addition Mode

          In this mode the user is able to specify a New Criteria and select properties for the new criteria. When the user clicks the add button the new criteria and properties specified for that criteria will be added.

 

Criteria Updating Mode

          In this mode all the criteria will be displayed and when the user selecting a criteria the form displays all the premises that are under the selected criteria.  Then the user can add or remove properties from the criteria and also able to update the criteria definition.

 

Property Type

Is used to display the available Property types such as Property, Units, and Land.  Whenever the user select a type the properties will be displayed in the grid.  If the type is ‘Units’ then ‘Property  Name’ and ‘Rent Mode’ Combo’s will be displayed.

 

            Property Name

This Combo will display all the available Property Names, if the user selects a Property then the Property grid will display the Units in the selected Property.  This control will show only if the Property Type is ‘Units’

 

            Rent Mode

This will give the user has a choice to filter the Units depends upon the Rent Mode of the Units.  This will give all the Rent modes available such as ‘Office’, ‘Residence’, ‘Showroom’ etc with ‘None’ and ‘All’ by default. 

                  

PROPERTIES

This grid is used to display all the properties.  In “Criteria Addition Mode” it will display all the properties by allowing the user to select properties that are going to be selected in a criteria.  The view will change depends upon the “Property Type” selected by the user.

 

In “Criteria Updating Mode” it behaves differently.  In this mode this grid will contain all the properties that belongs to the Criteria selected in the CRITERIA Grid.  The user is then able to add or remove properties to the selected criteria in the same fashion of “Criteria Addition Mode”.

 

          CRITERIA GRID

In “Criteria Addition Mode” this grid only displays all the criteria created for a particular property that is selected in the PROPERTIES GRID.

 

In the “Criteria Updating Mode” this grid will display all the criteria available and whenever the user selects a criteria then all properties effected by that criteria will displayed in the PROPERTIES GRID.  Then the user can also add or remove properties to the criteria by selecting properties from the PROPERTIES GRID.

 

          SPECIFYING CRITERIA

In “Criteria Addition Mode” You can specify new criteria here.  The percentage or Amount to be applied, the Applicable date, the criteria is approved by Management and Reference or Remark if any.

 

 

COMMAND BUTTONS IN “CRITERIA ADDITION MODE”

 

          Select All       

                    Selects all properties that are displayed in the PROPERTIES GRID.

          Clear All

Unselects all properties that are already selected in the PROPERTIES GRID.

          Clear

Clears the all selections of properties and Criteria that are already in the Criteria Frame for a new criteria and property selection.

          Add

Create a new criteria and the properties selected for the criteria.

 

COMMAND BUTTONS IN “CRITERIA UPDATION MODE”

                  

Add All

In this mode the user will be selected a Criteria in the CRITERIA GRID and the PROPERTIES GRID will be displayed with all the properties belongs the selected criteria.  It is possible to select other properties by selecting property type Property/Units/Land.  When the user changes the property type the PROPERTIES GRID will display all the properties of the selected type.  If the user clicks the ‘Add all’ button all the properties displayed in the PROPERTIES GRID that are already not in the criteria will be added to the Criteria.

                  

The user can add a single property from the PROPERTIES GRID by selecting the property.  If the “Confirm Adding/Removal” check box is checked then the user will be prompted before adding.

 

          Delete All

If the PROPERTIES GRID contains the properties that are already in the Criteria will be removed from the criteria.

 

The user can remove a single property from the PROPERTIES GRID by deselecting the property.  If the “Confirm Adding/Removal” check box is checked then the user will be prompted before Removing.

 

 

          Show all properties for the selected Criteria

                    Will display all the properties in the Selected Criteria.

 

          Update

In this mode the Criteria Frame will contain the conditions of the criteria.  The user can change the Percentage, Amount, Applicable date, or Remark.  When the user clicks the button the criteria will be updated.

          Delete

                    This will remove the selected Criteria and all it’s properties.

                            

Apply Rental Variation

                  

Menu: Tools\Apply Rental Variations

 

This will apply all the Rental variations to the premises under the criteria that are applicable on or before the system date.

 

You can automate this process by marking the “Auto update Rent on Startup” option in the Tools\Options menu.  If this is on, whenever there is a criteria matching the system date, the application will automatically applies the criteria to the belonged properties.

 

 

Forms

 

You can see the Rental Variations of a particular property by selecting the “Rent” tab in the Property/Unit form.  The Rental variation also will be displayed in the Agreement Creation Wizard.
